What type of loan is the best when buying property in Australia?

For investment property in Australia, very attractive investment loans are available, where you are only required to make the minimum interest payment each month, with capital or principle payments made at your option. These loans make property investment very attractive, as it means the rents will usually cover the monthly payment.

However, in recent years the banks have started to limit the availability of these loans.

But 20-30 years principle and interest loans are still readily available, with no age restriction, and the rental will usually cover the interest, so your capital payments are reducing the debt each month.
