The Client’s Challenge

The owners were unsure whether their rental manager was the right agent to sell. The initial price guidance was conservative, and were concerned about committing to a strategy that might leave money on the table. They wanted independent advice before proceeding.

 My Role as Sellers Advisor

My role was to act  exclusively for the seller — assisting with agent selection, pricing strategy, marketing decisions, and negotiation oversight, while remaining independent of the selling agent.

Strategy & Key Decisions

  • Reviewed and interviewed three agents. Selected an experienced agent in the area, with a  strong track record for this type of property

  • Adjusted campaign timing, images used and marketing spend

  • Set clear negotiation parameters before launch

  • Provided guidance during buyer negotiations

Outcome 

The property sold for nearly $100,000 above the original property managers estimate, and at the selectedagent’s initial estimate, delivering a strong result for the sellers under the prevailing market conditions.
